Belle Glen is a community of deed restricted homes priced from $250 to $400,000. Single family homes of 2500 to 3000 sq ft on the interiors that were built around the turn of the 21st century, where the good majority of the homes have pools. Location is a plus for homeowners who need to access the Veteran’s Expressway, a quick jaunt away, as well as small lakes and canals that are intertwined within the Belle Glen Community of homes.  Citrus Pointe is an older more affordable subdivision of about 250 homes located northeast of Fawn Lake on the other side of Sheldon Road off Gunn Highway. Built in the mid 1980’s, these smaller homes averaging 1300 sq ft are single story offering 3 bedrooms and 2 baths can be purchased anywhere from $100,000 to $175,000.

The Enclave of Citrus Park is one of the newer developments of about 100 homes built in the Real Estate heydays of 2005-2006. Located off Sheldon Road and just minutes away from Westchase of Tampa and Citrus Mall with a zip code of 33626, this community only offers 2 story homes ranging in interior size of about 2500 to over 3000 square feet with 4 to 6 bedrooms each. Their smaller lot sizes of about 5500 sq ft offer no room for pools, but for those that want a newer, large home with minimal outside upkeep and great location, this community can’t be beat.

 

Fawn Ridge is a large deed-restricted community of about 700 homes, situated just north of The Enclave of Citrus Park and contains homes built in the 1990’s.  A very nature-friendly oriented development with continual sidewalks, lakes, ponds and cypress wetlands running through the community of tree-lined streets. You will also experience benches to sit on, wildlife indicator signs, and picnic tables with restroom facilities, fountains, lighted tennis courts, baseball field, and basketball court, all for a low annual HOA (Home Owner Association) fee of about $250. This active community with its own website maintains a visible presence with its homeowners to insure the maintenance of their property values and community standards. Home sizes range from the low 1300 to over 2200 sq ft situated on lot sizes over 7000 sq ft for their 3 and 4 bedroom models. Home prices today start around $150,000 and rise to over $300,000 depending.
 

Fawn Lake is a considerably smaller Citrus Park community of only about 275 homes, located just north of Fawn Ridge that was built around the year 2000.  This community contains its own playground, heated pool and cabana. For bikers, bladders and hikers, there is the Upper Tampa Bay Trail just a mile away.  Its annual HOA fee of about $650 (larger due to fewer homes to spread the fee onto) and no CDD (Community Development District) fees are a real plus for this affordable neighborhood.

 

Mandarin Lakes is another of those convenient communities situated off the Veteran’s Expressway and Rawls Road for entryway to it. Built from the mid ‘80’s to the mid 1990’s, these 3 and 4 bedroom homes range in size from 1200 to 2000 sq ft. Today a 1500 sq ft home without a pool can be purchased for around $150,000.
 
Manhattan Park is right off the Veterans Expressway to the west and is one of the older communities of about 100 homes starting since the 1940’s and being built through the 1990’s. You will find 1 to 3 bedroom homes that are mostly small around 1000 sq ft but on larger pieces of land with most around ¼ acre. You can pick up one of these for less than $100,000 and is for those craving freedom of deed restrictions and room to crawl.

Native Woods is a tiny gated community of about 50 homes that were built 2000 and later is located just west of Mandarin Lakes off Bellamy Road with easy access to the Veterans Expressway. These stately homes sell today from $250-$350,000 and about half of them offer pools. Most are 4 bedroom homes with 3 full baths, and average 2500 to 3500 sq ft. Lot sizes generally are between 6000-8000 sq ft, but there are some that are on ¼ acre lots +. Open, spacious and elegant on the inside and many sit on Conservation or pond lots.

Ravinia Courtyard are newly built luxury villas within a tree-lined gated community built beginning 2009 and offering 2 to 3 bedrooms, some with dens, 2 baths and 2 car garages. You have a gated courtyard with travertine marble and 8 foot high French Doors. These concrete homes are certified GREEN construction and will have an ENERGY STAR rating.  The community’s exceptional amenities include a beautiful lake house with pool, exercise center, entertainment room, kitchen, and veranda that overlooks a charming lake. The monthly fee of about $175 includes your basic cable bill as well as all the other usual amenities.
 
Turtle Creek offers 1200 to 2000 sq ft single family homes with 3 bedrooms and 2 ½ baths with 2 car garages on lot sizes around 7500 sq ft. Built in the mid 1980’s, these 140 homes sell today around $175,000.
 
Townhomes at Turtle Creek offer 2 and 3 bedrooms between 1400 and 1700 sq ft built in the early 2000’s and cost about $175,000. They come with 1 and 2 car garages and has a community pool, all for about $250 a month Homeowner fee.
 
Village Center Townhomes were built in 2007 north of Citrus Park Mall and south of Ehrlich just west of Gunn Hwy with energy efficiency and quality construction in mind. Priced around $250,000 for a 3 bedroom/2 ½ bath/2 car garage model, this luxury private village community of homes offers a tree-lined central park area, resort style community pool patio, community and fitness center and streets to meander on.

Westmont Oaks is a newer gated villa community tucked away just north of Linebaugh off Sheldon Road with about 125 homes offering 2 and 3 bedroom styles built in 2002. No CDD fees and low monthly maintenance fees of about $200 make this a popular haven of homes priced around $250,000.

 Woodbriar West homes were built in the 1980’s and are located west of the Veteran’s Expressway. About 100 single family homes from 1600 to over 3000 sq ft sell for about $200,000 for those under 2500 sq ft and most include pools. Lot sizes are ¼ to ½ acre each and the community has a small lake with fishing dock and picnic area. With a voluntary HOA and a low fee of only $120, you can see why this is an enviable community to live in.
