Barrington provides about 200 single family 3 bedroom 2 bath homes costing between $100- $150,000. Located on the northeastern side of Lutz in Hillsborough County these older homes offer 1100 to over 2000 sq ft of living space and generally are situated on larger lot sizes just under ¼ acre.
Brant Lake named after the ski lake the homes are located on or by, is a small community of 40 homes built in the 80-90’s that offer a wide range of sizing and pricing. From 2000 to over 5000 sq ft and ranging in price from $200,000 to a million, this community is one where most every home has a private pool and most are on lots of ½ acre or more.
Avendale a very small community development located in Lutz. Only 48 homes comprise this area, however most of the homes are built on lots of 1 acre or greater. To compensate for the large lot size, most homes in Avendale exceed 2000 square feet in size. Properties in Avendale range from $300,000 to $500,000.
Calusa Trace, a community right next to the Suncoast (Veterans) Tollway, is another affordable neighborhood within Lutz. You can find homes around $200,000 and up to about $400,000.
Cambridge Cove, located in Lutz, Pasco County is a tiny gated community of less than 50 homes built in the early 2000’s averaging 2500 sq ft and selling for around $225,000.
Carpenter's Run, offering almost 500 homes of around 1600 sq ft was built in the early 90’s and can be purchased today around $150,000 for a 3 bedroom home.
Chapman Manors is quietly placed east of Florida/Nebraska, offering over 250 homes around $300,000 and with about 2500 sq ft.
Cheval, located about 15 minutes from Tampa International airport is a very prominent Golf and Country Club Community offering the lifestyle of a 5 star resort including golf, tennis, swimming, equestrian center, exquisite dining and a round the clock security guard. Within Cheval are Cheval East and Cheval West neighborhoods. There are 2 separate associations, deed restrictions, architectural guidelines and boards of directors for these communities. The neighborhoods of Cheval are placed within acres of conservation and are priced from around $200,000 to $1,500,000 +.
Crenshaw Lakes an older community of 150 homes built in the 1970’s - 80’s; built around several lakes including Crenshaw Lake, Saddleback Lake and Round Lake. This community is located just south of Van Dyke Road in Lutz. Expect to pay about $500,000 for about a 2500 sq ft home.
Crystal Cove is an exclusive community of only 30 homes built in the late 1990’s north of Van Dyke Road. $350,000 will buy you a 4 bedroom pool home with about 3000 sq ft.
Crystal Lake is an older community built in the 70’s and 80’s of about 30+ homes that sell for $200-300,000.
Deer Park, an affordable single family home community of almost 300 homes where most are under 2000 sq ft, built on small lots and sell for around $150,000.
Eagles Crest has just over 35 custom built estate homes within its subdivision located not too far south from County Line Road in Hillsborough County. These are large handcrafted homes from 3000 to 4000+ sq ft 4 and 5 bedroom homes on large lot sizes. Built in the early 2000’s, you are looking at paying between $400,000 to $650,000 for one of them.
Fern Glen offers about 75 homes built in the early 2000’s which are over 2500 sq ft and cost about $100 a sq ft. Homes surround a small pond and form a loop to contain the whole community.
Fiddler’s Cove is a unique community of about 40 single family homes that are maintenance free for about $200 annual fee that includes a community pool. You can choose from older 2 story homes built in the late 80’s to the newer single story ones in the mid 2000’s. You can buy one for about $125,000 depending on the upgrades and location.
Heritage Harbor, a prestigious gated community with over 700 homes, has its own Golf and Country Club and is located about 30 minutes north from Downtown Tampa. Homes are priced from $150,000 to $800,000, and ranging in size from 2000 sq ft to over 5000 sq ft. Ownership requires an Homeowner Association Fee of about $100 monthly and includes the resort-style amenities of a 18 hole Golf and Country Club, restaurant, fitness center, 1/4 acre pool w/ slide, tennis, sand volleyball and basketball and more.
Hounds Run brings about 40 pool homes to the community, offering 4 and 5 bedroom homes of larger 2500 to over 4000 sq ft on the inside. Also, all homes sit on at least ½ acre parcel of land. Built in the 1980’s, you could probably purchase one for around $300,000 to $400,000.
Kambridge community of 40 pool homes built in the late 1990’s are 4 bedroom homes of around 2500 sq ft. Located just east of Van Dyke and Simmons Roads in Lutz Hillsborough, all homes sit on at least ¼ acre of land and most are on ½ acre or more and would sell for around $350,000.
Kensington Estates are larger estate pool homes running 2500 to over 4000 sq ft and sell from $400,000 to over $700,000 that were built in the early 2000’s. Large lot sizes of over ½ acre are the norm here.
Ladera, another planned community around 200 acres of Florida’s prized Oak and Cypress trees, offers homes priced from $800 to over $3,000,000. 35 lakefront homes will rest on its own 25 acre lake called Lake Merrywater. There will however be a community dock and park for all of its residents to enjoy. ½ acre lots are the minimum
Lakeshore /Lakeshore Estates offer larger 2500 sq ft + homes containing 4 bedrooms mostly and selling around $300,000. There are about 175 homes within the neighbor friendly community.
Lake Charles with its 60 homes averaging 2000 sq ft don’t come to market very often. You will find the community just to the northwest of Avila and off of Crenshaw Lake Road.
Lake Forest is one of the most eastern of Lutz subdivision of homes located just north of Bruce B Downs Blvd has about 500 single family, villa and townhome residences within it. They sell from $75,000 to over $250,000. Many homes face the rather large lake and this community has a community pool.
Lake Heron in Lutz, Pasco County with it’s over 200 No-Maintenance Villa style homes can be purchased for around $140,000 for about 1500 sq ft.
Lakes of Wellington is for waterfront lovers and home prices begin at $500,000 and go up from there. With less than 75 acres of lakefront property, this neighborhood only comprises about 65 homes.
Oak Grove consists of almost 900 homes just east of Livingston Road and north of the county line in Pasco County. Here you will find about 5 year old homes from 1500-2500 sq ft selling around $170,000. No CDD fees and low annual Homeowner fees keep this community popular and affordable.
Oak Ledge just south of Van Dyke and east of Nebraska (41) were pool homes built in the mid 1990’s with 4 to 5 bedrooms and about 2800 sq ft. Also, these homes sit on lots of about a ½ acre or more.
Orange Blossom Creek off Hutchinson road and the Veterans Expressway is an executive gated neighborhood of larger homes averaging 3000+ sq ft with at least 4 bedrooms that were built between 2005 and 2007 and selling today for around $400,000. Built on large lots without CDD fees are two more pluses to this neighborhood of homes.
Paradise Lake is one of the clothing optional communities in Lutz where you can buy condos and single family homes from $75,000 for a 1 bedroom condo to $250,000 for a 3 bedroom home. Most of the homes were built in the 1980’s but they have built new condos as late as 2009. For a low $250 annual fee, you can enjoy pools, hot tubs, tennis, shuffle board, water volleyball, a gym, nightclub, restaurant and more.
Reflections, a maintenance free community, built in the early 2000’s, also offer the charm of front porches with a perfect location easily accessible to all of Tampa Bay. Homes are priced around $200,000 for about 2000 sq ft. Reflections offers a community pool, park, playground and Recreation Building.
Sanctuary at Livingston offers homes from the mid $500,000 to over a million. Lot sizes start at over an acre and home sizes begin around 3000 sq ft. This is an executive gated community with home prices starting around $900.000.
Stonebrier offers convenience within nature. Homes average about 2500 sq ft and all are nestled within over 400 acres of woods and lakes. Residents enjoy conservation and water areas within the development. Home prices range from the high 100's to low $800's. Their 14 acre neighborhood center provides Stonebrier residents/guests with a clubhouse, fitness center, resort pool/ slide, playgrounds, trails, and sporting fields.
Sutton Estates is again a mix of old and new homes out of there barely 30 homes where they sit on generally ½ acre lots or more. Large 3000 - 4000 sq ft homes of 4 bedrooms sell from $225,000 to $300,000.
Tiffany Lake Manor homes, located just east of Hwy 41 Nebraska and Crenshaw Lake Road, offers about 3 dozen homes built in the mid 1990’s with a sizing from 2000 to 3000 sq ft and 4 bedrooms. $225-250,000 will buy you one of these homes situated on larger lots, with many of the homes facing Tiffany Lake.
Turtle Lakes, of which there is a rather large lake in this community named after it, consists of almost 500 homes built in the ‘80’s and today selling between $150-200,000 for about 1500 sq ft with 3 bedrooms and includes a pool. Situated just north of the Pasco County Line road and east of Livingston Road, this large neighborhood of homes has been an affordable option for many people.
Villarosa built in the late 1990’s with streets named after rose flower varieties, features 10 individual villages of over 900 homes, each gated with deed restrictions. Entry is off of Lutz/Lake Fern Road to the west of Heritage Harbor and north of Cheval in Lutz. Pricing starts around $200,000 and goes over $500,000. Most homes range from 2000 to 2500 sq ft and the community boasts cypress wetlands, parks, ponds and other conservation behind many of their prized homes.
Warrington Green, a small community of less than 25 homes, were built on the east side of Lutz in the late 1990’s with 4 bedrooms and pools and ranging from 1900 to 2800 sq ft. The medium price is about $250,000.
Wellington Manor, just south of Hillsborough county line road and Livingston Avenue, is another exquisite gated community of Lutz offering its residents wonderful old world architecture on larger than ½ acre sites. Homes are built within its’ nature setting, for those seeking the country living experience but offers residents the amenities of a big city like Tampa. Homes are built beginning at 3000 sq ft. and expect to pay around $750,000.
Willow Bend, a neighborhood of homes situated off Willow Bend Road as it heads north and east of County Line Road sits just north into Pasco County. Conveniently located off Rt 54, Willow Bend was developed in the 1990’s and brings almost 900 homes to the community with home sizes averaging around 2200 sq ft and that can be purchased for about $200,000.
Windemere is a community of about 200 single family homes located just south of Sunset and west of Livingston Rd. Prices range from $125,000 to $200,000 for 1500 to 2000 sq ft of living space. Older community of homes built in the ‘80’s surrounded by lots of old trees on larger lots with no CDD fees or HOA fees which make this a choice for people who want space without a lot of restrictions.
Wyndgate offers about 100 homes built in the early 2000’s averaging 2000 sq ft and selling for around $250,000. This characteristic gated, larger home community is located off Sinclair Hills Road and Nebraska, minutes from I 275. Most of the homes are sitting on lots over ¼ acre and the community sits adjacent to the Violet Curry Nature Preserve –160 acres of wilderness hiking, not for your typical urban hiker.
